We are focused on pursuing investments in multi-family properties in San Diego County under the following criteria:

ALL CASH PURCHASE to maximize aggressive pricing.

$1M TO $5M purchase price.

5-6% CASH ON CASH immediate returns as pre-tax benefits.

RENOVATE property.

STABILIZE occupancy and cash flow.

REFINANCE in year 2 or 3 for investment refund.

EXIT STRATEGY by selling property after hold period to be determined based on performance with goal of achieving 13% to 17% IRR (before tax).
